You may have recently noticed a new name, “Onity Mortgage” where you were used to seeing PHH Mortgage. If you’re wondering why the name changed, what it means for your mortgage, and whether you need to take any action, you’re in the right place.

Here’s everything you need to know about the transition from PHH Mortgage to Onity Mortgage—and why, for homeowners, almost everything stays the same.

New Name for a Trusted Partner

In 2026, PHH Mortgage got a new name - Onity Mortgage! It's the same company you know and trust, just rebranded.

We are one of the most established mortgage companies in U.S. residential mortgage industry, with a nearly 40 year legacy serving homeowners across the country.

We specialize in:

  • Mortgage servicing

  • Home lending

For decades, we have helped millions of homeowners manage their mortgage payments, escrow accounts, and homeownership needs.

The Parent Company: Onity Group

To understand the name change, it helps to look at the parent company.

  • Onity Group Inc., the parent of Onity Mortgage, officially changed its name from Ocwen Financial Corporation in June 2024.

  • The company trades on the New York Stock Exchange under ticker ONIT.

  • The rebrand from Ocwen Financial to Onity Group reflected its multi year transformation modernizing operations, diversifying its business, expanding capabilities and investing in technology.

Why Did PHH Mortgage Change Its Name?

When the parent company became Onity Group, PHH Mortgage continued operating under its existing name during the transition. In March 2026, the mortgage subsidiary officially followed suit.

  • PHH Mortgage officially became Onity Mortgage on March 23, 2026.

  • This completed the alignment between the corporate brand and our flagship mortgage brand, bringing the company under one clear, unified identity.

Why Alignment Matters

A unified brand:

  • Improves communication

  • Reinforces trust and accountability

  • Supports long term investment in customer experience and technology

Why the Name “Onity”?

The name Onity is intentional—and meaningful.

  • It’s derived from the phrase “we’re on it”

  • It’s pronounced ON it ee.

  • It reflects a commitment to action, follow through, and delivering results.

  • Our tagline, “We get it done,” conveys our brand promise and a commitment to creating success for our customers.

The new name represents a shift to a growing, technology enabled, customer centric mortgage company.

Who Is Onity Mortgage Today?

Onity Mortgage Corporation is:

  • One of the largest non bank mortgage servicers in the U.S.

  • Serving more than 1.4 million customers and 100 business clients.

  • Operating across the U.S., U.S. Virgin Islands, India, and the Philippines.

  • Backed by Onity Group Inc. (NYSE: ONIT)

  • Importantly, Onity Mortgage is the same company, with the same people and systems, as PHH Mortgage—just under a new name.

What Does This Mean for You as a Homeowner?

No Action Required!

  • Your mortgage has not been transferred.

  • Your servicer has not changed.

  • You do not need to take any steps because of this name change.

This is the same company, with the same teams, systems, and regulatory oversight—now operating under a new name.

The Logistics Checklist (What You Need to Know)

Payments & Autopay

  • Autopay and bill pay settings do NOT need to be changed.

  • Payments sent to “PHH Mortgage” will continue to be accepted during the transition period.

  • You may update the payee name to Onity Mortgage later, but it is not required immediately.

Account Numbers

  • Your loan number has not changed.

  • No new account setup or verification is required.

  • Anyone asking you for a “new” account number is not legitimate.

Website & Online Access

  • The new official website is now OnityMortgage.com.

  • PHHMortgage.com will automatically redirect during the transition.

  • Your username, password, and online access remain unchanged.

  • If you currently access your loan through MortgageQuestions.com, you can continue to do so without interruption. No changes are required to your login.

What Did Not Change?

To build trust, it’s important to highlight what stays the same:

Escrow, Taxes & Insurance

  • Onity is handling the name update with insurance carriers and tax authorities.

  • You do not need to notify them yourself.

Credit Reporting

  • Your payment history continues seamlessly.

  • The name change does not affect your credit profile.

Your Servicing Team

  • Same people

  • Same processes

  • Same commitment to servicing your loan

How to Avoid Scams During a Name Change?

Unfortunately, scammers often target moments like this. Here’s how to stay safe:

How to Recognize Official Onity Communications?

Website

  • Always use OnityMortgage.com.

  • PHHMortgage.com will redirect—but OnityMortgage.com is the official home.

Emails will come from:

  • @onitymortgage.com

  • @onitygroup.com

  • @onityhomelending.com

Phone

  • If you’re unsure, hang up and call the number listed on your statement or official website.

Payments

We will never ask for payment via:

  • Wire transfers

  • Prepaid debit cards

  • Cryptocurrency

Red Flags to Watch For

  • Urgent threats claiming your loan is in default “because of the name change”

  • Requests to “activate” a new account

  • Requests for full Social Security numbers or bank details

  • Mail lacking official branding or proper return addresses

If something feels wrong, it probably is.

When Will the PHH Name Be Fully Retired?

  • The official brand launch of Onity Mortgage occurred on March 23, 2026.

  • You may still see PHH referenced in some documents temporarily, but Onity Mortgage is now the primary licensed servicing name.
